The investment strategy of The Charities Property Fund is to build a diversified portfolio of properties that will produce a high income to unit holders while maintaining capital values, at least in line with inflation. This is achieved by purchasing a variety of properties in various locations around the country, representing different sub-sectors of the commercial property market. In addition, the tenant mix is carefully controlled and the rent review and lease expiry profiles of each potential purchase are considered in detail.

The pie charts below show the current sub-sector weightings of the Fund's property portfolio compared with the market average calculated by commercial property performance analysts, IPD (Investment Property Databank). The Fund's weightings include new cash at the end of the quarter.

The Charities Property Fund currently has a bias towards industrial and retail warehouses compared with the market average and much lower weightings in standard high street shops and London offices. This reflects not only the income requirements of the Fund but also our view of which sub-sectors will produce the best performance.
